Concise Guide for Buying Property in Mexico

[headline h=”1″]Introduction to Buying Property in Mexico[/headline]

Congratulations on pursuing your desire to own a piece of paradise!  Since you’re reading this, you at least have a curiosity if not a determination.  Can you really pull off a retirement living in sunny Puerto Vallarta?  Centered in the spectacular Bay of Banderas, off Mexico’s western Pacific coast, Puerto Vallarta is an easy 2 1/2 hour flight from the United States yet on the same latitude as Hawaii, Cancun and much of the Caribbean.  Its people are rightfully responsible for Puerto Vallarta being voted the World’s Friendliest City that puts this tropical paradise in a whole other attitude from other choices!

The Puerto Vallarta region offers an array of property choices in all price ranges, from little fixer-uppers to sleek contemporary condos and houses.  From beachside communities to more isolated pueblas.  From idyllic lots upon which to build your dream home to a practical downtown casita close to all amenities — the options are pretty much endless as there’s something to fit all budgets and tastes.

Truly, Puerto Vallarta remains as safe a place to live as anywhere in the United States or Canada.  And time could not be better than now to buy real estate with prices readying to rebound after a multi-year contraction. For Canadians in particular, with their dollar now cresting above the American — the currency of most real estate transactions here — time is ripe as this is like a further 10%, 20% or 30% savings.  One can only guess how long this situation continues.

The following pages are meant to provide foreigners a general guideline to purchasing property through the regular Mexican sales process.  The information presented herein is concise and by no means definitive in scope.  Hopefully it’ll accomplish two things, though.  Clear up any misconceptions you may happen to have concerning purchasing in Mexico while ensuring you a Mexican investment in Puerto Vallarta can be of minimal risk. With professional guidance, that is.

At some point you’ll need to secure a professional realtor knowledgeable in the local market.  One who’ll discuss these issues in much greater detail as it relates directly to your personal needs and requirements as well as guide you through property searching, the negotiating phase, the closing process and beyond as your new life in Paradise unfolds.

My name is Jamie Coates and I strive to be your agent.  I offer myself as a buyer’s agent and guarantee my professional services through a buyer’s agency agreement to ensure your best interests are met.

Furthermore, I’m compensated by an exclusive flat-fee payment system over a commission structure, which means a number of important things to you.  First of all, my fees are less than the commission offered by the seller and the savings generated from that is rebated back to you, the buyer.  This payment system means I’m not motivated to convince you to buy a $400,000 home over a $200,000 option.  As my compensation is the same, I’m not motivated to prod you into buying something more expensive as one relying on a commission may be inclined.  What’s important is that you find and buy the home you want for all the right reasons, not buy the one someone wants to sell you for all the wrong reasons.

I invite you to read in greater detail my exclusive flat-fee compensation plan that rebates money back the buyer along with its host of other advantages.
