First, we’re primarily a professional, full-service, buyer’s agency providing our clients due diligence through an exclusive buyer’s representation agreement, an agreement that spells out your expectations and savings. For this service, I charge a flat fee of $5,000 for any property under $500,000. It doesn’t matter if the condo is $200,000 or $400,000, the workload is much the same. This fee is paid from the commission offered by the seller.
Additionally, I’ll save you thousands of dollars by rebating the difference between our fee and the balance of the commission offered by the seller for whichever property you choose to buy. It’s your money on the table when bargaining and this benefit will provide you a significant savings.
I often use the example of a $300,000 condo as that is the mean condo sales price in the region based on local MLS board figures. If you were to purchase such a condo you’d receive back $7,000 at closing, money credited to your closing costs or other purchasing expenses. A more expensive condo would produce a greater savings while a less expensive one would produce a lesser savings as the rebate is based on the commission offered.
